Average Time on Market for Non-Distressed Properties Hits Post-Crisis Low in June
 
With limited inventory and strong demand from both current homeowners and first-time homebuyers, non-distressed properties aren’t staying on the market for long, according to results from the latest Campbell/Inside Mortgage Finance
HousingPulse Tracking Survey.
 
Non-distressed properties sold in June were on the market for 6.8 weeks, based on a three-month moving average. The reading marked a post-crisis low for the time on market for non-distressed properties. The previous low was an average of 7.8 weeks in August 2015.
 
A large number of real estate agents reported quick home sales during June – some within 24 hours after listing the property. In many markets inventory remains low, helping to boost demand among homebuyers.
“This is the hottest market I have seen in 10 years,” said an agent in Kansas. “I was literally running to new listings due to a shortage in inventory.”
 
Regionally, the average time on market for non-distressed properties sold in June was lowest in the Rocky Mountain states and Oil Producing states, at 3.7 weeks and 3.8 weeks, respectively. The average time on market was longest in Florida and the Northeast, with an average of 8.9 weeks and 9.0 weeks, respectively.  Non-distressed properties sold in June received an average of 2.3 offers, matching the post-crisis high last seen in May 2013.  Learn more about the July 2016 National Housing Trends here.
