Strong Spring Home Buying Season Continues With Metrics in May Better Than Year Ago
 

Most housing market metrics continued to be robust in May, according to results from the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey, with many metrics better than they were a year ago.
 
Low inventory has helped decrease time on market across property types. For non-distressed properties sold in May, the time on market was 7.9 weeks, based on a three-month moving average. The average time on market for non-distressed properties sold in April was 9.0 weeks and the average for non-distressed properties sold in May 2015 was 9.3 weeks.
 
Many real estate agents noted that lower-priced properties are selling much faster than higher-priced properties.
 
“Any house priced lower than $300,000 is selling in less than 10 days,” said an agent in Georgia. “For properties priced higher than $500,000, it’s a buyers’ market and movement is very slow.”
 
Regionally, the average time on market for non-distressed properties sold in May was the lowest in the Rocky Mountain states at an average of 5.2 weeks. The Pacific Northwest, Oil Producing states and California also posted averages well below the national average for time on market for non-distressed properties sold in May.
 
The average number of offers on non-distressed properties increased to 2.2 in May, up from 2.0 before the start of the spring home buying season.  Non-distressed properties in the Oil Producing states received the highest number of offers during the month with an average of 3.1 offers. The Farmbelt had the lowest average number of offers on non-distressed properties in May at 1.4 offers.   Learn more about the June 2016 National Housing Trends here.
