Number of Offers for Non-Distressed Properties Increasing as Low Inventory Boosts Metrics
 
Demand for the limited number of homes available for sale has helped a number of metrics for non-distressed properties, according to results from the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.
 
Homebuyer traffic increased in February as part of a usual seasonal pattern. However, a number of real estate agents across the country reported that competition for homes increased ahead of the spring home buying season. “Buyers are flooding the market earlier than usual and inventory hasn’t caught up,
creating somewhat of a bidding frenzy on any quality listings,” said an agent in Kansas.
 
The number of offers on non-distressed properties increased to 2.1 in February, based on a three-month moving average. Non-distressed properties received an average of 2.0 offers in February 2015. 
 
Regionally, California had the highest average number of offers for nondistressed properties in February at 2.6 offers. “February has been a very busy month with new prospects,” said an agent in the state. “The second quarter of 2016 is expected to be very busy with closings.”
 
The Farmbelt had the lowest average number of offers for non-distressed properties during the month at 1.6 offers followed by Arizona and Nevada with 1.7 offers. Agents in Texas noted that the housing market has slowed in some areas due to issues in the oil and gas industry.  Learn more about the March 2016 National Housing Trends here.
