Strong Traffic Heading Into Spring, Concerns About Time on Market, Sales/List Price Ratios
 
Homebuyer traffic was stronger than usual in January and February, pointing to a strong spring home buying season, according to the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey. However, time on market for non-distressed properties was above levels seen a year ago and sales-to-list price ratios were down.
 
The Homebuyer Traffic Diffusion Indexes for first-time homebuyers and current homeowners hit levels in February above those seen a year ago. Traffic was strongest from first-time homebuyers, with a traffic diffusion index of 61.4 in February compared with 56.8 in February 2014. Any reading on the index above 50 indicates increasing traffic.
 
Traffic was elevated even with poor weather conditions in many parts of the country. “Buyers are out in spite of the winter storms,” said an agent in New Jersey.  “We’ve had great turnouts at open houses, inquiries are up and the number of homes
going under contract are 10% ahead of last year”
 
A potential increase in interest rates and home price trends could also help potential homebuyers “get off the fence” before affordability declines. There is also some cause for concern as time on market for non-distressed properties increased to 11.2 weeks in February, based on a three-month moving average.
