Housing Market Set for Strong Spring Buying Season though Below 2013 Levels
 
The housing market this spring is shaping up to be solid while less robust than last year, according to the latest results from the monthly Campbell/Inside Mortgage Finance HousingPulse Tracking Survey.
 
Traffic from current homeowners and first-time buyers increased for the fourth consecutive month in April. However, owner-occupant indexes appear to be peaking below the levels seen in the spring of 2013.
 
“Market activity seems to be picking up as we get close to our normally high movement with summer sales,” said an agent in Arizona. “It’s below 2013 activity but we also have more inventory and the buyers have been ‘kicking a lot of tires’
before buying. They are fickle too. If things don’t go their way during the transaction, they cancel and go on looking again.”
 
The average number of offers on non-distressed properties has increased in recent months, hitting 2.0 in April, based on a three month moving average. That’s slightly below the average of 2.2 offers for non-distressed properties in April 2013.  Non-distressed properties in California continue to lead the county in offers, with an average of 2.8 offers in April. Non-distressed properties in Florida and the oil producing states also saw an elevated number of offers during the month, averaging 2.3 offers. Non-distressed properties in Arizona and Nevada were at the lower end of the spectrum, receiving an average of 1.6 offers in April.
 
The average time on market for non-distressed properties is well below levels seen after the financial crisis. Non-distressed properties sold in April were on the market for 9.9 weeks, the same average posted in April 2013. In April 2012, the average time on market for non-distressed properties was 13.4 weeks. Learn more about the April 2014 National Housing Trends here.
