Rising Interest Rates Not An Immediate Concern; Sales-to-List Price Ratios Decline 

Rising interest rates have had a limited impact to date on the housing market, according to the latest results from the Campbell/Inside Mortgage Finance HousingPulse Tracking Survey. Higher interest rates are a long-term concern for real estate agents, but the market didn’t reverse in August and the Federal Reserve is maintaining low interest rates beyond September.

Interest rates on mortgages started to increase in May and plateaued at the end of June, according to Freddie Mac. The movement was spurred by speculation regarding the Federal Reserve’s stimulus efforts. In mid-September, the Fed
announced that it wouldn’t begin tapering its asset purchases, likely postponing further increases in interest rates until late fall at the earliest.

The housing market was strong during and after the interest rate fluctuation. The average number of offers on non-distressed properties remained elevated in August, current homeowners accounted for a growing share of home purchases, and average home prices for non-distressed properties continued to increase.

Non-distressed properties received an average of 2.3 offers in August, based on the three-month moving average in the latest HousingPulse results. Properties in California, Arizona and Nevada received a significantly higher number of offers than the national average.  Learn more about the September 2013 National Housing Trends here.
