Non-Distressed Property Market Trends Exceptionally Strong

Sales metrics for non-distressed homes have been strong in the past four months,led by Arizona, California, Nevada and Florida, the “sand states.” The average time on market for non-distressed properties is trending down while the average number of offers and sales-to-list price ratios are increasing.

According to the latest Campbell/Inside Mortgage Finance HousingPulse Tracking Survey results, the average time on market nationwide has declined for four straight months, to 9.9 weeks in April, based on the three-month moving average. Average time on market was down by 2.2 weeks compared with December 2012.

California is well below the national average for time on market, with homes selling in 4.4 weeks, based on the three-month moving average as of April. Homes in Arizona and Nevada sold in an average of 6.7 weeks during that time and properties in Florida sold in an average of 9.2 weeks.

“Spring home buyers are competing with cash buyers,” according to an agent in California. “Coupled with low inventory, it is making property values increase and properties not stay on the market long – in many cases less than one week.”
Home sales in most of the rest of the country took about the same time as the national average, though states in the Farmbelt and Northeast averaged about 12 weeks, based on the three-month moving average in April.

Non-distressed properties received 2.2 offers in April, based on the three-month moving average. Offers for non-distressed properties have been trending up in recentmonths after staying around 1.8 offers throughout 2010 and 2011.  Learn more about the May 2013 National Housing Trends here.
