Charleston SC Real Estate: Avenues of House Hunting

With 2012 upon us, the avenues of exploring many industries are continuing to evolve and move forward. The real estate industry is no different, as many agents look to gain more exposure of listings through different ways. While driving around town to look for a property is still done by some, much of the painstaking searching time has now given way to convenience through the internet and mobile technology.

In the Charleston real estate market, which is larger than your normal small town, the convenience of online listings is extremely crucial in 2011. Most real estate agents have access to hundreds of listings at their own site, making it easy and simply to find what you’re looking for in a certain location. Price range fields, location fields and other features allow each search to be specialized for a given location.

An interesting aspect of comes in when reviewing the forms of internet searches. In an area such as Charleston, area realtors will each have access to the MLS on an IDX search. Many also use sites like Trulia or Zillow, which show both Charleston apartments and homes. One aspect is that some real estate searches require a registration process online; however they are certain to get less traffic because of the time that it takes.

Recently, the real estate industry has started to put a lot of resources into the mobile marketing industry. One big aspect of this is the use of text messages in a non spamming manner. Many agents have invested into messaging campaigns, then following leads with personal phone calls. One thing text messages and calls do is generating leads that are usually quality and longer term than your average e-mail.

One of the important aspects for today’s search avenues is that listings are clear and not hiding anything. This means high quality pictures that show a big portion of the property, as well as concise information for each real estate listing.  Because prospective buyers divert their search to the internet, they don’t want to be misled in anyway. This means good information, descriptions and images of each potential home.

Mobile avenues of search and connection with potential buyers also allow real estate agents to have better reporting during the process. Reporting in mobile marketing is successful when it covers certain characteristics such as dates, property info, times and some other information that is beneficial in post observations.
