4 Tips Sellers Can Use to Get the Right Sales Price

Typically most sellers think their home is worth more than the sales price their realtor recommends, and buyers think same home is worth even less.  This thought process makes setting the right sales price very changeling.  In order to sell a home in a timely manner in today’s market a house must be priced correctly, or it may be on the market and excessive length of time.

Here are 4 concepts home sellers need to follow:

1.  When pricing your home short sales and foreclosures must be taken in to account.  Comparable distressed properties are a factor even if they are in poor condition if they are priced considerably below market price.

2.  How many homes are currently on the market in your neighborhood?  The more homes on the market the more important it is to be the cheapest in the neighborhood.

3.  Know the bottom line sales price you will accept and when you receive an offer respond quickly and decisive.  With a large inventory of homes to choose buyers have less of an inclination to counter-offer back and forth.  They may just walk away and find another house.

4.  Cut the price when needed.  If your realtor is not receiving any inquiries, and you are not getting many showings or receiving any offers your home is priced higher than today’s market will bear.  It is time to make a significant price cut to increase interest.
