Johns Island and Its Gated Communities
Johns Island History
Johns Island is one of many sea islands along the coast of South Carolina and home to the Angel Oak, a 1400 year old Southern Live Oak Tree. It is located to the west of James Island and to the east of Wadmalaw Island and inshore of Seabrook Island and Kiawah Island. It is separated from the mainland by the tidal Stono River, which forms part of the Intracoastal Waterway. The island is the second largest island on the east coast. Johns Island was originally occupied by Native American tribes, including the Kiawah, before the English settlers reached Charleston.
Headquarters Island Plantation, The Preserve at Fenwick Plantation, Grimball Gates, River Run, Fosters Glenn, Duck Pond, Kiawah River Estate, Hopkinson Point, and The Golf Club at Briar’s Creek are the nine gated communities located on Johns Island. Each community will be covered in more detail with an emphasis on their location, amenities and current market conditions.
Headquarters Island Plantation is just across the Stono River from James Island off of Maybank Highway. Headquarters Island Plantation is about 10-15 minutes from downtown Charleston. Headquarters Island has dock facilities for property owners. There are currently 14 homes on the market and during the past six months 2 homes sold at an average price of $756,389.
The Preserve at Fenwick Plantation is located off of Maybank Highway between the Stono River and the intersection with River Road about 15-20 minutes from downtown Charleston. The Preserve at Fenwick Plantation is a relatively new community. Amenities include leisure trails, community docks, a gated entrance, and a serene pond with gazebo, fire pit, and picnic area. There are currently 4 homes on the market and during the past six months 1 home sold for 2,200,000.
Grimball Gates is a nice established community off of Chisholm Road about a mile from Chisholm Road’s intersection with Main Road near the Stono River. Grimball Gates is about 20-30 minutes from downtown Charleston. Amenities include neighborhood boat storage, short term community dock on the Intracostal Waterway along with walking/jogging trails. There are currently 10 homes under contract and 3 homes have sold in the past six months at an average price of $306,627.
River Run is a relatively new equestrian community with larger homes on lots averaging 5 acre located about 25-30 minutes from downtown Charleston. The River Run community features common pastures, trails and stables for your horses, and a beautiful activity building, or pasture & stable your horses on your own fenced and gated estate. Currently there are 3 homes on the market and none have sold during the past six months.
Fosters Glenn is a new gated community off of River Road about 3 miles from its intersection with Maybank Highway. Fosters Glenn is about 15-20 minutes from downtown Charleston. There are currently four homes on the market and none have sold during the past six months.
Duck Pond Estates is a new gated community off of River Road about 5 miles from its intersection with Maybank Highway. Duck Pond Estates is about 20-25 minutes from downtown Charleston. There are currently three homes on the market and none have sold during the past six months.
The Golf Club at Briar’s Creek is a private upscale golf community with pristine maritime forest lot sizes varying from 1-7 acres. Briar’s Creek is located on River Road about 3 miles from its intersection with Betsy Kerrison Parkway about 30 minutes form downtown Charleston. There is currently one home in MLS for sale and no homes have sold during the past six months.
Kiawah River Estates is located along Betsy Kerrison Parkway about 35 minutes form downtown Charleston. Amenities include community pool, tennis courts, club memberships and golfing membership. There are currently 32 homes on the market and 4 have sold in the past six moths at an average price of $342,250.
Hopkinson Point is a small upscale community off of Betsy Kerrison Parkway about 35 minutes from downtown Charleston. Hopkinson Point has a community deep water boat dock. There are currently on homes on the market and 1 home has sold during the past six months for $970,000.

Thank you for those details. My husband and i have been hunting for a website such as this. We recently found out that we will be relocating to the Charleston area and with that need to find a home for our young family. We have just started the search process and think the Mt. Pleasant, Johns Island, James Island, Wadmalaw Island, etc areas would accommodate our boating family.
