Charleston SC Homes For Sale : Charleston SC June 2012 Housing Supply Outlook
After a few head fakes, even cynical commentators agree that residential real estate may finally be clawing out from a multi-year valley. For the 12-month period spanning July 2011 through June 2012, Pending Sales in the Charleston region were up 20.1 percent overall. The price range with the largest gain in sales was the $200,001 to $350,000 range, where they increased 26.5 percent.
The overall Median Sales Price was up 1.1 percent to $186,000. The property type with the largest price gain was the Single-Family segment, where prices increased 2.1 percent to $199,000. The price range that tended to sell the quickest was the $150,001 to $200,000 range at 97 days; the price range that tended to sell the slowest was the $350,001 and Above range at 158 days.
Market-wide, inventory levels were down 26.5 percent. The property type that lost the least inventory was the Single-Family segment, where it decreased 25.0 percent. That amounts to 7.2 months supply for Single-Family homes and 7.9 months supply for Condos. CLICK HERE FOR ADDITIONAL INFORMATION.
