September 2010 Monthly Indicators for the Charleston Housing Market
Despite the fact that many regions across the country are still experiencing
significant declines in buyer activity, that is simply not the case for Charleston.
In addition, we've entered a period of apples-to-oranges comparisons, since
activity last year was relatively strong as a result of the 2009 tax credit.
Combine that with the fact that buyers were driven to enter contracts before the
April 30 deadline for the second tax credit and it's clear that September numbers could have been even stronger.
Pending Sales in the Charleston region increased 0.3 percent from last September and totaled 784. New Listings decreased 14.6 percent as they
declined to 1,382 properties for the month. The overall inventory of 9,312 was a 9.6 percent decrease from September 2009. So far, so good.
For the sake of long-term market stability, buyer and seller activity should be in
tune with each other. If homes aren't selling like they used to, but listings grow
or remain flat, inventory will climb and prices may adjust downward. Balanced
supply and demand, as always, is the ultimate goal.
